What would you do with an extra 10K?

Did you know that NJHMFA has a down payment assistance program for new home-buyers? The program offers 10K of assistance that can be applied to either your down payment on your new home or towards closing costs. If you have a 620 or greater FICO score and earn less than $140K annually (family of 3) you can apply. Also worth mentioning, if used creatively, with say a seller's concession of another 10K, you may be able to get into a $400K home with less than $5K out of pocket. By comparison, if you're signing a lease on a $2000 per month rental today, you would need 7K out of pocket.
